What is a development loan?
A development loan is a finance product specifically designed to support subdivision, development and construction of multiple dwellings.
Development Loans work very similarly to construction loans but are normally reserved for larger-scale projects and/or projects where the developer intends to sell some or all of the dwellings once construction is complete. Like Construction Loans, rather than getting all the funds approved upfront, the balance of development loans progressively increases as the development project progresses and the bank pays the builder or developer upon each milestone being completed.
Depending on your financial situation and the size of the project, some lenders may require evidence of Pre-sales prior to approving your finance and most lenders will want to see that you are contributing equity and/or your own savings towards the project also.

How much can I borrow?
Your Rise High Mortgage broker will take the time to understand your personal situation, your goals and priorities (both short and long-term) and your development project.
We will then review all the lenders on our extensive lender panel (of over 70 lenders) looking at their credit policies, application criteria and fees and charges and spend time negotiating with the lenders on your behalf to get you the best outcome with each potential lender.
To help you make your decision on which loan and lender are right for you we will present you with a detailed loan comparison table that compares the top lender options best suited specifically to your needs. When we meet with you, we will go through your personalised loan comparison report in detail and answer any questions you may have so that you can feel excited and confident about your decision.
Because we would have already undertaken extensive analysis work prior to providing you with advice, you can be confident that the lender options we present to you are all viable options for you that would result in a positive outcome, allowing you to achieve your goals and bring your project to life.

The costs and fees will vary greatly across different lenders and will also vary depending on the magnitude of your development project, your financial position and the level of security the bank holds.
Although rates vary amongst lenders, to help you manage your cash flow throughout the project your development loan is likely to be interest-only and we can also explore capitalising the interest (and adding interest accumulated to your loan balance) during the project so that this can be repaid after the project is complete.
Other Costs:
As with any project, you will want to keep in mind all costs and risks involved to ensure profitability, viability and making the most out of your efforts and time. In planning for a subdivision or development project, we recommend that you take into consideration- Plans, permits, consultant and application fees
- Land quality and size council requirements
- Onsite works like drainage, electricity, fencing, water and driveways
- Demolition costs and
- Potential tax considerations like Capital Gains Tax
